Reclaiming light.
Redefining space.
Lumina Homes designs and builds bespoke architectural extensions, luxury barn conversions, and high-specification residences across Loughborough, the Charnwood Forest, and the wider Leicestershire landscape. By balancing local heritage masonry with modern structural glazing, we introduce abundance of daylight to traditional English dwellings.
"We do not simply add square footage. We compose light, shadow, and local Leicestershire materials to match the character of your lifestyle and the heritage of our landscape."— Alistair Vance, Principal Architect & Founder
The Art of the Charnwood Modern
Every residence we touch is treated not merely as a construction site, but as a living canvas. Nestled in the heart of the East Midlands, our local architecture boasts a unique vernacular. From the coarse-grained granite cottages of Quorn and Woodhouse Eaves to the elegant Victorian villas lining Loughborough’s leafy avenues, we honor the masonry of our ancestors while updating it for contemporary living.
Lumina Homes was born out of a desire to eliminate the friction between architectural vision and master craftsmanship. By maintaining an in-house team of structural engineers, conservation consultants, and heritage bricklayers, we guarantee that the exquisite details sketched in our studio are beautifully realized on your plot.
We specialize in overcoming the complex planning challenges typical of the Charnwood Borough Council, managing sympathetic additions to listed properties and designing high-efficiency spaces that harmonize seamlessly with the historic, protected woodlands of our region.

The Woodhouse Eaves Pavilion
Completed September 2023
A seamless transition between historic stone and modern glass.
Set against a backdrop of ancient woodland, the Woodhouse Eaves Pavilion project required a design that was respectful of its sensitive conservation-area status, yet unapologetically modern.
Our response was a striking single-storey extension clad in hand-dressed local granite, topped by a cantilevered anthracite zinc roof. Floor-to-ceiling glass panels slide away entirely, merging the polished limestone floor of the bespoke kitchen with the raw slate terraces outside.
"The result is a light-filled sanctuary that acts as a physical bridge to the natural forest beyond."
A Discipline of Fine Craft
Our builds are designed to stand for generations. By integrating age-old building techniques with the latest in thermal envelope technology, we create spaces that are both physically enduring and remarkably efficient.
